Introduction
- Initial meeting with Allen Design and client
- Discussion of Project Scope and Budget and Timeframe parameters
- Review and acceptance of Services Proposal and execution of AIA Contract for Architectural Services
Programming
- On-site meeting at Project location to discuss and review natural features and constraints
- Coordinate property Survey and Geotechnical Exploration
- Review applicable Zoning and Flood Requirements/Restrictions and Neighborhood Covenants and Design Guidelines
Schematic Design
- Site Analysis and scaled site plan prepared from completed survey
- Preliminary Drawings illustrating the scale and mass
Design Development
- Refining the design by exploring spatial relationships, exterior form and mass, and overall architectural detailing
- Initial Coordination with applicable Consultants
- Secure any required approvals
Construction Documents
- Production of final technical drawings that include all pertinent information required for the permitting and construction of the project
Permitting and Bidding
- Coordination with Building Department for permit submission
- Release of Final Construction Documents to Contractors for bidding
- Assistance to Owner for Bid review and award of Contract for Construction
Construction Administration
- Support for Owner to verify that the project is constructed as specified in the final Construction Documents
